Looking for a building inspection in Sydney? Why price is the least important factor.
As a property inspector in Sydney and having dealt with many clients or potential clients looking for an inspection for a house they are intending to buy, i have with interest noticed the reasons they choose to hire this inspector or that inspector (or i have tried to).
Some want to know about the technology I use – thermal imaging camera, moisture meter etc, some look at the area you work in or are based in, which is not a bad strategy, as they want an inspector that is familiar with the type of property they would like inspected. Some ask for references, which is also a good idea for obvious reasons. Some ask about your insurance policy, also a good idea.
But the majority are looking at the price you charge for a building and/or pest inspection. Now fair enough, we all want a good deal but only price shopping inspectors for a property that could be worth a million dollars+ doesn’t make sense.
The difference of $50-$100 for a good and thorough inspection and report is worth every single cent extra – and then some. There are inspection businesses popping up that charge hundreds of dollars less than the going rate of $400-$500 for a combined pest and building inspection. They don’t usually hang round long.
Out of curiosity one day I called one of them them and asked a few questions: The one that stayed in my memory is this one:
Me: How long does an inspection take as I’ll need to arrange the time?
Guy on phone: About 30 minutes mate, we won’t hold you up.
I told him I’d get back to him but I was left wondering how on earth you can do a decent building and pest inspection on a house in only 30 minutes. Not possible!
A standard inspection covers the following:
- Roof exterior
- Roof interior
- Sub floor
- House interior
- House exterior
For a standard size suburban house and yard, a proper inspection takes 60 -90 minutes. You just won’t receive a good inspection in 30 minutes.
When a business charges substantially less than the going market value for any service or product, something has to give and it’s quality that gives 90% of the time. And that just won’t do with the purchase of such an expensive and important item as the house you and your family will live in.
So if you’re price shopping inspectors, please look beyond the price and choose an inspector on their experience, insurance, location, references or all the above, anything except price only.
