Looking for a building inspection in Watsons Bay 2030? Why price is the least important factor.
As a property inspector carrying out many building inspections in Watsons Bay i have dealt with many clients looking for an inspection for a house they are intending to buy. I have with interest noticed the reasons they choose to engage this inspector or that inspector. Or i have tried to.
Some want to find out about the technology I use – thermal imaging camera, moisture meter etc, some look at the part of the city i work in or are based in, which is not a bad strategy, as they want an inspector that is familiar with the type of home they would like inspected and ultimately buy. Some want references, which is also a good idea for clear reasons. Some ask about your insurance policy, also a good idea.
But many are looking at the price i charge for a building and/or pest inspection. Now OK, we all want a to be not ripped off but only price shopping inspectors for a house that could be worth a million dollars+ doesn’t make sense.
The gap of $50-$200 for a good and thorough inspection and report is worth every single dollar extra – and then some. There are inspection businesses popping up that charge hundreds of dollars less than the going rate of $400-$500 for a combined pest and building inspection. They don’t usually stay round for long.
Out of curiosity one day I called one of these guys to ask a few questions: The one that stuck in my mind is this one:
Me: How long does an inspection take as I’ll need to arrange the time?
Guy on phone: About 30 minutes mate, we won’t hold you up.
I said I’d get back to him but I was left wondering how on earth you can do a decent building and pest inspection on a house in Watsons Bay in only 30 minutes. Not possible!
