You may be familiar with the common practice of buyers carrying out an inspection and building report for your house when selling.

It is now becoming common that sellers are requesting building inspections and reports.

 

Many real estate agents say that having a home inspection prior to or during the listing period can offer several benefits to the seller.

“The buyer has the upper hand when they book the inspection,” says Jessica Edwards, Coldwell Banker real estate professional. “If you are willing to do it ahead of time, you give the control back to the seller.”

The way it works is you book and pay only $299 for the building and pest inspection and report (which is in your name) and refer any prospective purchasers to Inner West Property Inspections. They pay only $199 for the report. A saving of 60% for the buyer from our usual $495 fee.

The benefits to the seller are many, below is a quick outline.

  • Prospective buyers are likely to find a pre-inspected home more attractive because the “what if” factor is not as great and there are no surprises.
  • The report is available to buyers (and yourself) before negotiating begins, you wont be “ambushed” with an unknown report as a negotiating tactic.

*The only requirement to qualify for a vendor inspection is your property needs to be on the market at the time of inspection.
